Located on the fringe of the City of London, this eleven storey mixed-use building will comprise of 45,800 sq ft (4,254 sq m) of office space and 4,100 sq ft (381 sq m) of flexible retail and office space at ground floor level.

The introduction of ground floor retail will create life and interaction with the current street scape, whilst the glazed frontages at ground and first floor level provide flexibility and transparency and an active frontage. These have been designed with a slight recess with narrow spandrel panels breaking up large expanses of glazing, which provide horizontal emphasis at the ground level. The building improves the pedestian flow around the corner down the Greenfield Road with the continuous active frontage addressing the streets. The basement floor accommodates cycle storage, bins storage, disabled shower & WC and M&E Services.

The design proposal visually splits the building into distinctive horizontal bands by combining the windows together, adding articulation to the façade and provides a more horizontal emphasis visually reducing the height of the building. The bays have been combined into double bays, addressing the street and activating the frontage. The internal layout offers a highly efficient use of the site area. The design of the core maximizes the office floor space and allows an open plan office layout that responds to the flexible requirements for new office spaces.
