The redevelopment of this important site within Cambridge Science Park has provided the opportunity to create two speculative four storey office buildings set within a beautifully landscaped public realm. The buildings have been designed with the aim of attracting potential occupiers, particularly high technology or R&D companies that will support the future direction of the Park.
The commercial floor space has been configured to maximise flexibility for potential tenants either on a floor by floor basis, multiple tenants per floor or as a single occupancy. The offices will be served by a central core accommodation toilets, passenger lifts, staircase and M&E ducts. This arrangement allows all office space to run around the buildings’ perimeters thereby maximising daylight levels and views out.
Each office has a main entrance that fronts onto an attractive landscape plaza which provides a welcoming gesture for office workers and visitors. A pedestrian friendly landscaped spine separates the two buildings. The building is a sum of two elements, a glass box which gives transparency connecting the inside with the outside and solid material wrapping around the light box, making each facade unique and giving a response to the context. The fins on the front facade create a colonnade and are placed perpendicular to the glass facade. These are spaced from dense to light and from light to dense.
The wider spaced columns emphasise the entrance areas of the two buildings. The colonnade creates a plaza experience which welcomes visitors to the site. The public realm space which has been created by the colonnade and the space between the two buildings provides an attractively landscaped public realm environment which office workers and visitors can enjoy.
The buildings will share a 4 deck multi-storey car park which will accommodate 414 car spaces and 742 bicycle space.
