Planning permission has been granted for the 107,500 sq ft commercial building, Tamesis T1 in Egham.

Owned by Royal London Asset Management (RLAM), the building has been pre-let with a new 15 year lease to global information technology research and advisory company, Gartner as their new European Headquarters. The scheme was approved unanimously by Runnymede Borough Council Planning Committee. CBRE advised on Planning.

Situated on the south side of The Glanty (A308), the approval allows for the redevelopment of the site, replacing an existing 1980’s three-storey building with a new five-storey commercial headquarters office. Parking for 300 cars will be split across a four-storey 237 car parking deck, and onsite ground parking.

The scheme has been designed by international design practice, Scott Brownrigg for RLAM. Providing a full height atria building, with split core design, connected via bridges, the flexible design can respond to occupier requirements in the future.

The massing and orientation of the building responds to the site context and future flexibility of operation with multiple tenants. The façades are constructed with high performance glazing units with an aluminium curtain walling stick system, with brise-soleil to the east elevation at roof level over the main entrance. The angular form of the architecture presents sharp and defined lines which are reflected in the landscape design.

Located within a Flood Zone 3a, flood mitigation has been a key driver; the ground floor has been raised above the flood level to withstand 100 year flood levels changes.

Scott Brownrigg Interior Design has been separately commissioned by Gartner for the fit-out.

Gareth Dickenson, Head of Property at RLAM has stated:
“We are delighted to receive planning permission for the redevelopment of Tamesis 1, which, together with the pre-let arrangement, makes this an exciting project for the next two years. This is a significant investment for RLAM and retains an important tenant in this key property.  We look forward to working with Scott Brownrigg to deliver a new high-quality office for Gartner.”

Construction will start onsite in July 2015, with the building due to complete in early 2017.
