Planning granted for redevelopment of 1-3 Foundation Park

Planning permission has been granted to redevelop three existing buildings on Foundation Park, Maidenhead, for client J.P Morgan Asset Management [JPMAM]. The approved scheme proposes three new, grade A modern office spaces to replace current outdated office buildings that are no longer fit for purpose.

Currently the business park comprises seven standalone office buildings within an expanse of car parking; the proposal provides the opportunity to re-imagine the park, creating an interconnected campus. Offering a wide range of amenity and shared pedestrian spaces within a green landscape.

Relocating the parking was a key design driver in the redevelopment. Parking spaces and vehicle access will be moved to the perimeter of the site, creating a new pedestrianised spine, along which the new office buildings will be located, creating a high quality and more unified business park.

Scott Brownrigg’s designs improve upon the current net lettable area and building efficiencies and provide the flexibility for a variety of floor plates to serve different tenancy sizes and types. Introducing a cycle repair shop, gym, café and other sports facilities puts wellbeing of users at centre of design.

Buildings 1-3 are the latest chapter in JPMAM’s investment into the town’s local commercial property market. Their decision to buy the office park in November 2015 responded to the lack of commercial vacancies in Maidenhead and the demand for state-of-the-art office facilities.
