We’re pleased to see Tech Foundry 3 complete at Harwell Science and Innovation Campus - a new 70,000 sq ft speculative laboratory, advanced manufacturing and office building designed to support the growing community of scientists, engineers and innovators within the Oxford-Cambridge Arc.

Designed by Scott Brownrigg, the scheme brings six flexible mid-tech units to the market, each with its own private entrance, grade-level loading access and views across a newly landscaped area to the south. The spaces can be adapted for wet and dry laboratories, R&D environments and advanced manufacturing, with options for additional first- and second-floor installations to suit future occupier needs.

From the outset, we focused on creating a building that performs as well as it looks. South-facing glazed façades are fitted with modulated brise-soleil to manage solar gain, while translucent polycarbonate to the north-facing elevations maximises natural daylight and reduces reliance on artificial lighting. Together, these elements help create calm, comfortable working environments for research, development and manufacturing. A distinctive sawtooth roof also provides a minimum internal clear height of 10 metres throughout.

Tech Foundry 3 has been designed to support both flexibility and long-term sustainability. The building incorporates photovoltaic panels and connects to Harwell’s SmartGrid - an innovative energy network using artificial intelligence, solar generation and battery storage to deliver reliable, low-carbon energy across the campus.

Occupiers will also benefit from Harwell’s expanding amenities, including enhanced outdoor spaces, improved transport connections and a growing mix of catering, leisure and wellness facilities.

The completion of Tech Foundry 3 marks another important step in the continued growth of Harwell Science and Innovation Campus, reinforcing its role as a hub for scientific discovery, innovation and high-value employment.
