The building was purchased by celebrity hair stylist Chaz Dean as a retail store, salon and private residence. SB+C were commissioned, and identified that the proposed second floor commercial use was not permitted as per New York City Zoning.
In order to obtain second floor commercial use for the client we petitioned the Landmarks Preservation Commission and City Planning Commission for a Special Permit to modify the use of the second floor through the ULURP process. This required the building’s façades to be restored to a first-class historic condition and that a continuing maintenance program be established, in perpetuity.
In addition to a complete internal and external renovation and restoration, an extension to the rear of the building has created further space and the addition of a terrace and useable roof area.
